Hollow Tiles in Dubai: What It Means and What to Do
If you tap a tile in your Dubai property and hear a hollow or drummy sound, it means the tile has debonded from the surface beneath it. The adhesive has failed and the tile is no longer fully attached to the substrate. It is one of the most common surface problems across Dubai apartments and villas, and one of the most misunderstood.
Why Hollow Tiles Are So Common in Dubai
Dubai's extreme thermal movement is the main cause. Buildings expand and contract significantly in the heat, putting constant stress on the adhesive bond beneath tiles. Over time this bond weakens, especially in older properties or in areas that were not laid with adequate expansion joints. Vibration from neighbouring fit-out works accelerates the process. In high-rise buildings, hollow tiles are almost inevitable over time.
Why You Should Not Ignore It
A hollow tile is not just a cosmetic issue. Without the adhesive bond beneath it, the tile has no support and can crack under normal foot traffic without warning. Water gets underneath hollow tiles in wet areas, weakening the substrate and eventually causing leaks. Left too long, a single hollow tile becomes multiple hollow tiles, turning a simple repair into a significant re-tiling job.
What the Repair Involves
In most cases, hollow tiles can be re-bonded without removal using an injection technique that fills the void beneath the tile with adhesive compound. The tile stays in place, no grout is disturbed, and the surface is ready to walk on the same day. Where the tile has already cracked or cannot be saved, individual tile replacement is carried out with minimal disruption to surrounding tiles.
